Hey guys! I hope you all had a great week in the market. We saw the SPY S&P 500 again for the second week in a row stay flat, closing slightly positive for the week at +0.8%. Some of the beat down financial stocks reported first quarter positive earnings, which gave that sector a boost this past week. A breath of fresh air for those invested in that financial sector.

My goal is to reach financial freedom through dividend investing and rental real estate. I started sharing my journey to help educate and inspire others to do the same. Join me!

State Of The Market

Looking at the $SPY on the daily chart.

We are getting very close to that resistance level (blue line) we spoke about last week at that $415 range. There still is a bit of room on the RSI until it would be considered extreme (70 or higher). We could be in store for yet another week of some sideways trading. If the $SPY continues to push up this week, we could see it get hung up around that $415 range.

We saw the $SPY finish the week +0.8% continuing to push up. Will $415 be the top of this run? Does it pull back by the end of the week? I don’t know. No-one does actually. However, I do know I will be ready to get some shares once I can identify some great purchase zones.

I’m excited to share some exciting information about VICI Properties with you guys with week. VICI is my latest newest investment and it feels great to add a unique and solid REIT (Real Estate Investment Trust) to the portfolio. Many of my followers already know, my largest position in my dividend portfolio is $O Realty Income so this was a great opportunity to add yet another fantastic REIT to my squad!

VICI Properties Inc. is a real estate investment trust (REIT) that owns one of the largest portfolios of market-leading gaming, hospitality and entertainment destinations. This portfolio includes the following:

  • Caesars Palace Las Vegas

  • MGM Grand

  • The Venetian Resort Las Vegas,

  • 44 gaming facilities

  • 58,700 hotel rooms

  • 450 restaurants, bars, nightclubs and sportsbooks

As I dove deeper into my research on VICI Properties, it was hard to ignore how well this company has performed over the past 5 years. The graphic above shows you the outstanding growth this company has had and continues to have in 2023. With a dividend yield of 4.82% and a market cap of $32.5 billion, VICI Properties is a great addition to my dividend portfolio.

Purchases this week

Here are my purchases this past week. I have made it a point to increase my exposure to the ever so lovely $SCHD this year. I have been trying to get as many shares as possible. Although I rather buy shares under $70, I’m happy to continue to add to my position. I made a fun goal to hit 100 shares of $SCHD before the end of the year. With these purchases below, that puts me at 42 shares.

Dividend investing is a great way to build wealth and generate passive income just by owning a share of a company's stock.

And the best part is, it's accessible to anyone - no matter who you are or what your financial background is.

This stat is just staggering. The average car payment is $717 a month! That number is just out of this world to me. I remember years ago, before I knew ANYTHING about personal finance or investing, I financed a car. $416 a month and I thought that was devasting looking back. I can’t imagine spending $717 a month on a car payment. The message is to be smart about what you throw big chunks of money to, those big chunks of money would be used to grow more big chunks of money. It’s great to live and enjoy but it must be done within your means.
